General Description:

This position is responsible for installing, operating, and maintaining HVAC mechanical, electrical, and ventilation systems; handles the maintenance, preventive maintenance, repair, and operation of the College facilities including an aquatic facility; works on all associated piping, valves, controls, etc.; performs work on all associated electrical switch-gear and electrical distribution systems; and may work on associated heating/air conditioning/ventilation systems and the facility structure and roofing systems.

What position(s) reports to this position?:

None - but some student workers may be assigned as helpers

Minimum Education/Experience:

High school diploma/GED

(1) year of commercial HVAC work experience

State Licensed Mechanical Journeyman; EPA Refrigerant Certification - Minimum Type II Category (Applicants must attach a copy of license and certification).

Required Knowledge, Skills & Abilities:

Knowledge:
Basic systems theory and operation including electrical, mechanical, construction, and heating/air conditioning/ventilation systems;

Trane Tracer Summit energy management system (or other comparable systems);

Microsoft Windows computer operating systems; and

Operation and maintenance of a variety of HVAC and refrigeration systems including reciprocal, screw, and centrifugal water chillers, package units, applied air handling units, fan coil units, evaporator coils, compressors, and refrigerant condensers.

Skills:
Communicating, both verbally and in writing.

Abilities:
Deal with the coordination of efforts between departments and with outside contractors; and

Read and understand equipment instructions, operating manuals, and repair procedures.

Physical Demands/Working Conditions:

PHYSICAL/MENTAL DEMANDS AND WORKING CONDITIONS:
The work is heavy work which requires the person to occasionally exert up to 100 pounds of force, and/or up to 50 pounds of force frequently, and/or up to 20 pounds of force constantly to grasp, lift, carry, push, pull, or otherwise move objects. Additionally, the following physical abilities are required:

This position requires the person to frequently move about the various campuses.

This position requires the person to frequently communicate with and listen to Facilities Management staff to perform the essential functions of the position; must be able to exchange accurate information in various situations.

This position requires the person to frequently remain in a standing and stationary position.

This position requires the person to frequently operate equipment that frequently involves repetitive motions of hands and wrists.

This position requires the person to occasionally ascend/descend a ladder, scaffolding, etc. to perform the essential functions of the position.

This position requires the person to frequently position self to move, lift, push, pull, work on, or operate equipment.

This position requires the person to judge, observe, and assess the accuracy, neatness, thoroughness of work assigned or to make general observations.

Work is performed in both indoor and outdoor settings; when working outdoors this person is subject to extreme cold (temperatures below 32 degrees) and extreme hot temperatures (temperatures above 100 degrees).

Requires the person to communicate above ambient noise levels and exchange accurate information in various situations.

Frequently exposed to hazards such as: close proximity to moving mechanical parts and/or electrical current; working on scaffolding and high places; exposure to high heat or exposure to chemicals, oils, and/or other cutting fluids; and exposed frequently to fumes, odors, dusts, and gases associated building maintenance and operations.

Preferred Qualifications:

Completion of an HVAC Technical Trade Program.

Hold a License by the Oklahoma State Department of Health as a Mechanical and Plumbing Contractor.

Required Training:

Quarterly compliance training as assigned by institution

Work Hours:

40 hour work week

Monday-Friday 7:30-4:30 and Saturday duty rotation with other members of the department.

Job Duties (Position Specific):

Job Duties (Duties Assignment Statement):

Operates, repairs, adjusts, and maintains heating, ventilation, air conditioning, and refrigeration systems including electrical troubleshooting, electric motor replacement, compressor change-out, and refrigerant leaks; cuts, threads, welds, solders, brazes, and s iron, copper, and plastic piping systems for repair of existing systems and the installation of new systems.

Implements routine troubleshooting and diagnostic procedures; performs start-up and operational tests while utilizing diagnostic tools, electronic test meters, and specialized tools and equipment.

Provides training and supervision of mechanical work by apprentice mechanics in accordance with state law.

Installs, operates, adjusts calibrates, and repairs pneumatic and electronic control systems, including air compressor and refrigerated air dryer units.

Assists in the testing, analysis, and chemical treatment of closed loop heating and cooling water systems as well as water towers.

Erects and utilizes specialized ladders, rigging, scaffolding, and lift systems.

Performs a wide variety of electrical repairs and installations, including secondary systems; lamp and ballast replacements; and maintenance of exterior and interior lighting systems, communications systems, motors, and clock systems.

Performs a variety of carpentry-type work, including cabinet and furniture repair; repairs to doors, hardware, locks, and closures; masonry and drywall repair; puttying; roofing and sheet-metal work; tuck-pointing and sealing; and flooring repair and installation; and sand-blasting.

Cuts, threads, bends, and installs rigid, thin-wall, and plastic conduit systems; pulls wire and makes up electrical connections; builds partition walls utilizing metal studs, sheet-rock, insulation, tape and bedding joints, and various concrete-anchoring devices; installs/repairs suspended ceiling systems; performs a variety of paint-related work, including interior and exterior painting, caulking, and carpet repair; and operates specialized equipment such as: drill presses; threading machines; grinding machines; welders; saws of all types; shears; drills; spray rigs; and other related equipment in order to complete necessary repairs.

Performs a variety of repairs and maintenance to plumbing systems including clearing stoppages and upkeep of faucets, wash basins, water closets, and showers; performs preventive maintenance on all mechanical/electrical equipment, utilizing equipment manuals and established procedures including belt replacement/adjustment, filter replacement, electrical components, and lubrication of bearings and maintenance of fluid levels; performs a variety of remodeling work throughout the College; maintains the College decorative fountains in proper operating condition and chemically treats as necessary; assists as required and/or directs snow plowing and snow/ice removal; moves furniture, materials, and equipment as necessary; drives college-owned vehicles for performance of assigned duties; and performs other related work as required.

Participate in all applicable OCCC emergency, evacuation, shelter in place drills, and be prepared to take action and assist others in taking appropriate action should a health or safety emergency occur.
