Assistant Superintendent - Multifamily Renovation / Redevelopment Construction

The Assistant Superintendent will support the jobsite Superintendent in providing direction and oversight of work performed by various work crews and subcontractors. The Assistant Superintendent collaborates with others to address issues of jobsite safety, constructability, and performance to the established schedule and project plan.

Education/Certificates:

  • High School Diploma or equivalent required.
  • Certified in First Aid and CPR (not required, but preferred)
  • OSHA Certifications preferred.

Experience:
  • Two+ years of experience in the multifamily construction, redevelopment field or in a related area.

Skills, Knowledge & Abilities:
  • Intermediate computer skills to include Microsoft Outlook, Excel and Word.
  • Strong organizational skills.
  • Detail oriented; ability to manage conflicting priorities and to adjust priorities on a daily basis.
  • Strong attention to detail, organizational, time-management and problem solving skills.
  • Displays strong written and oral communication skills
  • Strong leadership and management skills; ability to direct a team.
  • Thoroughly understand and follow plans and specifications in the construction of the project.
  • Positive attitude.
  • Ability to work flexible hours.
  • Must be willing and able to travel to any and all job sites within the area.

Essential Duties:
  • Supervises, coordinates, directs, and monitors the activities of all subcontractors to ensure project is completed on time.
  • Coordinates with Property Manager / Maintenance Supervisor on scheduling work that may impact current and future residents
  • Maintains a working set of the latest issued construction drawings and specifications.
  • Develops and maintains production targets for all direct work
  • Undertakes new work activities only after proper and documented trade safety training has occurred. Enforce the safety plan.
  • Initiates and hold weekly safety and subcontractor meetings. Record and issue meeting notes.
  • Produces work quality which meets or exceeds company standards and all applicable code and contract requirements. Cooperates with and implement appropriate quality assurance programs.
  • Maintains tools and equipment inventory and maintenance systems. Keep the Superintendent informed of needs and problems.
  • Informs the Superintendent of the required delivery date of all permanent materials and equipment for communication to vendors, suppliers and/or subcontractors. The Assistant Superintendent will assist the Superintendent to expedite all deliveries to the site.
  • Keeps daily diary of events. Prepare and submit daily diaries to the Project Manager if requested. The daily diary will become part of the close out documents.
  • Handles all labor relations on the project. Keep Superintendent informed and obtain main office assistant when necessary.
  • Keeps the Superintendent informed at all times of project safety, schedule, and cost information.
  • Assists the Superintendent with reviewing subcontractor's monthly Payment applications.
  • Trains new personnel.
  • Supervises and coordinates construction trades to adhere to all OSHA regulations.
  • Directs all field personnel to achieve completion of the project on schedule, within budget, with quality workmanship that conforms to original plans and specifications.
  • Ensures all company employees and contractors are adhering to the Fairfield/OSHA safety policies and attends safety meetings.
  • Liaison with client representatives, government officials, architects/engineers, subcontractors and suppliers.
  • Assists the Superintendent to maintain necessary paperwork from project startup through closeout
  • Establish and maintain a positive working environment.
  • Participates in company required training by established deadline.
  • Complies with all Fairfield standards, applicable health and safety rules and regulations, as well as applicable local, state and federal laws.
  • Any other duties or responsibilities that may be assigned.

Estimated Rate of Pay:
$53,784.04 - $69,919.26
This position is exempt; the range above reflects annual salary.

The pay range displayed for this position is determined by skills and experience required, location and job complexity*. Potential job offers may vary based on the skills, education, and experience an individual candidate holds. This range reflects base rate only, and does not include allowances, perks, commissions or bonuses applicable to this position (if any). In addition to base salary, Fairfield offers all full time associates the following, upon meeting eligibility requirements:

* Pay range is a calculation based on a midpoint price. Fairfield complies with all wage and hour laws, including minimum wage and salary exempt requirements.
